Roulement de tambours !! Voici le plan initial du futur rez-de-chaussée de notre maison !! Ce n'est que le 1er jet, demandé en urgence à notre designer pour pouvoir déposer la demande de permis à la ville pour commencer les rénos dans moins de 2 semaines, mais ca donne tout de même une bonne idée ! Ca se précise !!
Here they are !! The first version of the to-be 1rst floor home plans ! I asked our designer to rush and finish this draft as soon as possible to be able to ask for the permit we need to start the renos in 2 weeks. It is far from being final, but it gives a rough idea of what it'll look like.

Si on compare avec le plan actuel (que vous pouvez revoir ici):
- on retire le mur entre le salon et la chambre (pour faire un grand salon sur toute la profondeur de la maison), ce sera très lumineux;
- le solarium d'entrée devient partie intégrante de la maison, ouvert sur la cuisine;
- la salle de bains est convertie en petite salle d'eau, de facon à former un cube autour duquel on peut circuler;
- le salon voit sa fenêtre doubler de largeur au minimum;
- La cuisine se dote de larges fenêtres patio vers le jardin, et s'agrandit par la droite (sur l'ancienne remise), la vieille cheminée de briques viendra y apporter un peu de cachet.
Bref, une aire toute ouverte, comme on les aime !! J'ai juste quelques doutes sur l'emplacement des portes patio par rapport à celle de la salle d'eau.....qu'en pensez-vous ? L'idée est d'utiliser l'espace où se trouve actuellement une fenêtre....Il reste encore beaucoup de travail, il faut déterminer l'emplacement du foyer, les couleurs, etc...J'attends avec particulièrement d'impatience les plans détaillés de la future cuisine, la designer devrait les finir bientôt !

If you compare with the current floor plan (it is here):
- we'll remove the (supporting) wall between the bedroom and the living-room, which will now use up the whole depth of the house, it will be very bright;
- the sunroom in the entrance becomes part of the house, open to the kitchen;
- the bathroom is converted into a small powder room/laundry, it will form a cube so that we can always move around it;
- we'll more than double the size of the living-room window to the garden;
- the kitchen will have large french doors to the garden, and its right wall is moved 2.5' away, the old brick chimney will become apparent, a nice decor element to give some spirit to the room.
A very open space as we like them ! I only have a little doubt on the french doors facing the powder room door....but I know that it makes sense as it'll be in the same spot as the current window...What do you think ? There still is a lot to do, the colors to pick, spot a good place for the to-be ethanol fireplace...I am especially impatient to see the kitchen plans the designer should finish soon !

Voici les plans que j'ai fait moi-même (si si!) avec le logiciel Home Plan Pro. Ca prend un peu de temps pour se familiariser avec l'outil, puis ca va plutôt bien, juste un peu long. Mais le résultat est super, ca aide vraiment à visualiser et à identifier les changements à venir!
Here are the plans I made myself using the software Home Plan Pro. It is a bit tough at first to learn the tool, but after a couple of hours it is much better. Very useful and I am so happy with the results, it helps a lot to visualize and plan the changes to come !
Le rez-de-chaussée- The ground floor (cliquer sur les images / click on pictures)
L'étage- The 2d floor
On veut retirer le mur porteur (transversal) au rez-de-chaussée, et agrandir la cuisine vers la droite, il s'y trouve une remise (non indiquée sur le plan)....que l'inspecteur en bâtiment avait déclarée non habitable, mais il s'avère (merci l'ingénieur en structure) qu'il est assez facile de lui ajouter des fondations !! Yeah, ca va beaucoup agrandir !!
We want to remove the supporting wall on the first floor and enlarge the kitchen on the right where is a storage area (not on the plan) the home inspector had declared could not be a living space.....but the structure ingeneer has good news last week, it'll be quite easy to add foundations to it ! Yeah, this will give us much more space and abilities!
Le solarium du rez de chaussée sera converti en véranda à part entière, isolée et pourvue de nouvelles fenêtres, sans le mur qui sépare de la cuisine en ce moment. En fait, un concept tout en aire ouverte, plus de chambre (mais un plus grand salon), juste une salle d'eau buanderie!
The sunroom on the ground floor will be converted into a real 4-season veranda, isolated and with new windows. The wall between it and the kitchen will be removed, the bedroom will disappear to have a larger living room, the bathroom will become just a powder and laundry room..a very open concept !
Le projet / The future
Dans la fenêtre baie viendra se loger une banquette, un peu comme ci-dessous, avec de beaux coussins comfortables pour relaxer. In the bay window we will install a banquette, similar to these ones:
